“Brandywine Homes Announces Groundbreaking on Brighton Community in Unincorporated West Carson”

December 31st, 2014

Brandywine Homes

Brandywine Homes will break ground in January on Brighton, a fully entitled 4.46-acre community with 60 single-family detached homes in unincorporated West Carson, just east of Torrance in southwestern Los Angeles County.

Brighton will provide much-needed housing for this underserved area with an established population approaching one million. Most of the area’s housing stock is aging, and new communities are limited to small infill developments, keeping new home supply levels extremely low.

“The cities of Torrance and other nearby communities have added only a small amount of new housing for years,” said Dave Barisic, vice president of sales and marketing for Brandywine. “We anticipate a strong demand for these new single-family detached homes, which are somewhat scarce in the South Bay. With lower crime rates and better air quality than many of the surrounding areas, this property presents an extraordinary opportunity.”

Brighton will offer three and four bedrooms ranging from 1,564 to 1,966 square feet, designed to appeal to young singles and couples, growing families and established families with children, and empty nesters. Prices are expected to start in the $500,000s.

With its proximity to Interstate 405, the 110 Freeway and the Pacific Coast Highway, Brighton will be within easy commuting distance to 3.1 million jobs, the Los Angeles International Airport and downtown Los Angeles, near excellent schools and shopping, and within a mile and a half of 10 public parks.

The South Bay has a diverse employment base, which extends into petrochemical, aeronautics, avionics, education, healthcare, and international shipping and trade. It also serves as a residential area for downtown Los Angeles.

3 Practical Tips for Decorating Your Orange County Home

December 29th, 2014

Brandywine Homes Living Room

When you buy a home, you often have many great ideas about how you want to decorate it.  It’s converting the vision into reality that sometimes presents a problem.  You may have seen homes that you like and maybe you want to recreate them.  However, each home is different in terms of size, layout etc.  So you can’t just transplant everything you’ve seen in one home into another.  You also have to think about how those things would look in the home you’re planning to buy.  Here are a few practical things to consider when decorating your Orange County home.

Size

You might love big comfy couches but these aren’t going to fit easily into a home with small rooms.  On the other hand, carved furniture with delicate arms and legs might look wonderful in a small home but will float in a large one.  So you need to consider size before you buy any items for your new home.  Some people are good at estimating size just by looking at things but others need to do this with a measuring tape.  Keep one at hand when you go furniture shopping. Want some visual inspiration? Visit our “Interior Design” page on Pinterest.

Color

This is probably one of the most important elements of a home.  Different colors help to create different moods.  Lighter, brighter colors give an illusion of space.  They can also make you feel more energetic.  They’re great for kitchens, home offices and personal gyms where you need to motivate yourself to keep going.  However, in rooms where you need to rest, you might prefer darker, cooler colors that will help you unwind after a hard day’s work. Take a look at Brandywine’s “Design in Color” Pinterest board for more ideas.

Function

If you’re going to be happy in your home, you should make sure that you have everything you need and want in the home.  For example, if you work from home, then convert that spare bedroom into a home office.  It makes no sense to convert it into a guest bedroom, if you don’t have that many people staying over.  If you love to work out, you might consider devoting any extra space you have towards a home gym.  If you love cooking, then make sure that your kitchen is spacious and has all the amenities you need.  Remember that your home is the space where you’re supposed to be most comfortable.  So make sure it has everything you need to make you happy.

Why You Should Have Your House Built

December 22nd, 2014

You have decided that, instead of looking at homes for sale, you want to build your dream home. There are several choices when it comes to buying a lot and building a home. Most people choose to hire a contractor to build a stick-built house while others prefer to purchase a modular home. There are benefits to both ways.

Here are some benefits for hiring a contractor to build you a home.

  • The price between a modular home and a stick-built home is often pretty comparable. However, stick-built homes often appraise higher so it is easier to get a mortgage loan for one.
  • Stick-built homes can often be more customizable than modular homes. You can design a house any way that you want it. The possibilities are endless!
  • Since stick-built homes are a common way to build a home, it is easy to find people who are able to build one for you. However, it is important to find the right contractor. It is also easy to find sub-contractors to put all of the finishing touches on your home.
  • With the way that your home would be built, it is not hard to make changes during the construction process. You can still be working on how the kitchen will look as the foundation is being built. Many times, you don’t have to have everything picked out at the beginning like your appliances. You have some time to figure out what you want.
  • Stick-built homes will appreciate in value so that you will make money if you ever decide to sell your house.

When you decide to build a new home, you should hire a contractor and have a stick-built home. They appraise higher and appreciate in value so you will make money when you sell it. You can also customize it even more than you can a modular home. If you are having trouble making decisions, you will have more time to make them and you can even make changes during the process.

December 15th, 2014

orchards kitchen res five

A lot of time and effort goes into searching for homes for sale and more often than not you end up settling with a house that may not even come close to what you dreamed of.  That is a reality that you are forced to face if you are going to by a used home. Not getting your dream house is just the tip of the disappointment iceberg when you buy a used house.  Here are just a few reasons why buying new is always better, even when it comes to homes.

The Intangible

There is just something about knowing that you are the only family that has ever lived in that house.  It is a feeling which is hard to explain, but the house just feels a little more like yours.

21st Century Design

When you buy a new home you know you are getting the items that people want in today’s design like an open floor plan and bigger rooms.  You are also getting more contemporary finishings like updated cabinets and hardware, lighting, counter tops.

Safety

It’s not just the look of the house that benefits from being brand new, it is also safer.  Many older homes were built with wiring that is considered out of date and dangerous by today’s standards and that is just the beginning.  You also have to think about the plumbing and other issues which could arise from an older house like mold or rotting.

Efficiency

A brand new home is guaranteed to be more efficient than an older home for two reasons.  One of those reasons is that everything is brand new so it is just going to be more efficient; the other is that everything is built differently than it used to be and new homes are much better at keeping hot where hot should be and cold where cold should be.

Everything is Beautiful

When you buy a new home is has not yet been touched by the hands of time.  Everything is pristine and beautiful from the floors to the ceiling and it will stay that way for a long time.  If you are interested in a beautiful new home or have any questions about the process of buying a new home please feel free to contact us at any time.

5 Benefits of Urban Infill

December 1st, 2014

Covington Rendering Color CROPPED

Developers are becoming increasingly excited about a process that has been dubbed urban infill. This is a practice that involves taking an empty lot and filling it with a lovely new home or commercial building. There are several reasons why everyone benefits from this practice.

Gives the Community a Face Lift

As communities age, they start to develop a tired, old fashioned look. When there are several empty lots, or lots that have dilapidated, abandoned buildings on them, the community develops a shady reputation and people become reluctant to move into the area. Urban infill provides beautiful new buildings, which in turn improves the community’s appearance and reputation and encourages people and businesses to return to the area.

Resources are Readily Available

The empty lots are ready to go. They already have access to things like water, electricity, and septic systems. Having these resources readily available means builders don’t have to wait for the systems to be connected and it reduces the number of people that have to be brought into the project, further reducing the price of the project.

Close Proximity to Amenities

Urban infill provides housing in areas that are close to local amenities. Being located close to things like grocery stores, schools, doctors, and work reduces the cost of living for people who move into these newly filled lots. An added bonus is that urban infill means a higher population and encourages cities to create more city resources, such as public transportation.

Lowers City Costs

Community leaders love urban infill because it means less strain on the community’s finances. More people living in the heart of the community means that less money needs to be spent on everything from creating roads, providing police protection, and utility services. Having people living in the city also means that the city will be bring in more annual tax income.

Urban infill is a practice that benefits everybody. If you have any questions about urban infill, please contact us. Thanks.
