Riverdale is a gated enclave of 131 small lot, detached homes situated on 10.6 acres in the city of Long Beach, CA. Brandywine purchased the property already planned and modified those plans to match product and pricing that were determined to be appropriate for the surrounding community. Riverdale features a walkable layout and includes a resort style recreation facility with a pool, hot tub, BBQ area, outdoor fireplace/lounge area and community meeting room.
Completed
April 2, 2019. 131 homes were built in just over 18 months and the last home was sold exactly 1 year after the model grand opening.
Key Challenge
Building and delivering all 131 homes within 18 months took tremendous coordination between the project management, purchasing, construction and sales teams, not to mention closely working with the City of Long Beach and various utility companies to ensure timely completion of the homes.
Background
The property was donated in 1941 to the Boy Scouts of America by oil man Will J. Reid, and was developed over the years into Will J. Reid Scout Park. The park included a swimming pool, conference rooms and plenty of area for campfires and tent camping. The property was sold in 2013 to Integral Communities who developed the plan that would eventually become Riverdale by Brandywine Homes.
Results
Riverdale was the fastest selling new home community in LA county for most of its duration, giving new homeowners an oasis within an already loved part of Long Beach. Close to jobs, transportation and entertainment, Riverdale provided a more affordable new home housing option to many looking to live within the city.
