Are You Ready to Consider Buying One of Our Yorba Linda Homes?

If you have been renting for a while, or if you are looking to move, it may be time to consider if you are ready to buy a new home. Although buying a new home can be a wonderful experience, it is important that it is done at the right time. Consider the following three things. 

Commitment Level

Buying a home takes a greater level of commitment than renting. While you might be able to sign a month-by-month or a one-year lease while renting, when buying a house, you are committing to longer time frame. Plan on staying for at least five years. This way, you can make back the money associated with the initial cost of purchasing the home. If you are unwilling to commit to five years in the home, it might be worth waiting.

There is also the commitment level associated with simply owning a home. You are responsible for any repairs and upkeep on the home. Since Brandywine’s Yorba Linda homes are brand-new, this will likely not be an issue for several years, but it is important to know that when buying a home, you need to plan financially for the future. Electrical, plumbing, and other repairs will now be your financial responsibility. Be ready to invest time and money into the upkeep of your home.

If you were renting, some or all of your utilities may have also been included in your rent. If this is the case, it is important to budget for the added utility bills that come with owning a home.

Down Payment

It is important to be financially ready to buy a home. That being said, your down payment may actually be less than you anticipated. Often, the assumption is that people need at least a 20 percent down payment for a home. Often, a home can be bought with only a 5 or 10 percent down, sometimes even less. This is the case, whether the home is new or a resale. Contacting a lender can give you an idea of just how much you will need as a down payment.

If you are comfortable with both the commitment level associated with owning a home and the down payment, it is time to consider why a new home rather than a resale home might be a great option.

With a newly built home you will not be replacing the stove, refrigerator, carpeting, tile, the roof, or anything else for years, sometimes decades. Even if you encounter issues with any appliances, because they are under warranty, they can be replaced without costing you several hundred or thousand dollars.

As an added bonus, because the home is new, it is also more energy-efficient, saving you money. Newer homes also offer better air filtration. Air quality can be an issue for those suffering from asthma or indoor allergies.
