BRANDYWINE HOMES CLOSES ON AND OBTAINS APPROVAL FOR 5.1 ACRE PROPERTY IN YORBA LINDA ENTITLED FOR 51 TOWNHOMES

Urban infill project near Richard Nixon Presidential Library and Museum to bring much-needed new housing stock

YORBA LINDA, Calif. – December 16, 2013 – Brandywine Homes has acquired a 5.1-acre urban infill community with 51 townhomes near Yorba Linda Boulevard and Blair Street, adjacent to the Richard Nixon Presidential Library and Museum, in Yorba Linda, Calif. The project is expected to be completed by Spring 2015.

“This property will offer something not seen in a very long time in Yorba Linda: an urban infill community in the very heart of the city,” said Dave Barisic, vice president of sales and marketing at Brandywine Homes, a pioneer of infill development in Southern California. “It will be unique in the market because it offers larger, attached-style units, which are more affordable than detached homes in master-planned communities being built on the outskirts of Yorba Linda. And because this is an infill development within city limits, residents will not be required to pay the taxes imposed on residents of master-planned developments for new infrastructure.”

The community, designed by Theron Pate of Pate Smeall Architects to blend in with the existing neighborhood, will include townhomes ranging from 1,750- to 2,100 square feet with gourmet kitchens, granite countertops and stainless steel appliances. Residents will have access to common amenities including a recreation center, a community meeting room and a pool.

Yorba Linda, an affluent suburb in Orange County, is the birthplace of former President Richard Nixon. Yorba Linda High School opened in 2009, and several of the district’s schools have received the California Distinguished School award. The city’s population has grown by 13 percent, to 66,735, since 2000.

According to the National Association of Home Builders’ formula to determine the direct and indirect local impact of single-family housing in typical metro areas, the estimated one-year impact of building 50 single-family units should generate approximately $10.5 million in local income, $1.1 million in taxes and other revenue for local governments, and 162 local jobs in Yorba Linda.  The ongoing, annual impact is expected to include approximately $1.5 million in local income and $371,500 in taxes and other revenue.
