Brandywine to Break Ground on Brighton, a 60-Home Community in South Bay

Community Brings Much-Needed New Housing to West Carson, Close to Major Employers, Schools, Shopping and Recreation

 WEST CARSON, Calif. – Dec. 30, 2014 – Brandywine Homes will break ground in January on Brighton, a fully entitled 4.46-acre community with 60 single-family detached homes in unincorporated West Carson, just east of Torrance in southwestern Los Angeles County.

Brighton will provide much-needed housing for this underserved area with an established population approaching one million. Most of the area’s housing stock is aging, and new communities are limited to small infill developments, keeping new home supply levels extremely low.

“The cities of Torrance and other nearby communities have added only a small amount of new housing for years,” said Dave Barisic, vice president of sales and marketing for Brandywine. “We anticipate a strong demand for these new single-family detached homes, which are somewhat scarce in the South Bay. With lower crime rates and better air quality than many of the surrounding areas, this property presents an extraordinary opportunity.”

Brighton will offer three and four bedrooms ranging from 1,564 to 1,966 square feet, designed to appeal to young singles and couples, growing families and established families with children, and empty nesters. Prices are expected to start in the $500,000s.

With its proximity to Interstate 405, the 110 Freeway and the Pacific Coast Highway, Brighton will be within easy commuting distance to 3.1 million jobs, the Los Angeles International Airport and downtown Los Angeles, near excellent schools and shopping, and within a mile and a half of 10 public parks.

The South Bay has a diverse employment base, which extends into petrochemical, aeronautics, avionics, education, healthcare, and international shipping and trade. It also serves as a residential area for downtown Los Angeles.

According to the National Association of Home Builders’ formula to determine the local impact of single-family housing in typical metro areas, adding 60 single-family homes will generate $12.7 million in local income, $1.3 million in taxes and other revenue for local governments and 194 local jobs.
