La Puente 45 Group, LLC, a subsidiary of Brandywine Homes, said Wednesday it has acquired a site entitled for 45 small-lot detached units in La Puente, Ca. from La Puente Associates, LLC, a subsidiary of Harridge Development Group, LLC. Land Advisors Organization (LAO), the Irvine based nationwide advisory firm focused on the acquisition and disposition of land and land-related assets, represented the seller.

Situated off of North Hacienda Boulevard, the property will feature 45, two-story detached condominiums with amenities that include enclosed, 2-car garages and a tot lot. The close proximity to both the I-60 and I-10 freeways will allow for quick access to surrounding cities like Los Angeles, Pasadena, and Azusa.

Terry Ruckle, founding principal at Land Advisors, explained, “The La Puente site offers a unique infill opportunity for a sizable project in a core LA market.” Even more, the property is located within walking distance to schools within the Hacienda La Puente Unified School district. The condominiums are also conveniently located a mile away from La Puente’s weekly farmers’ markets and community events that are frequented by many.”

In the San Gabriel Valley is the city of La Puente; a community that seeks to preserve its history while embracing and creating a distinct, vibrant culture. Developers are enticed by the city’s capability to provide properties with an eclectic edge. Additionally, city officials announced in July 2017 that California Senate Bill 361, which allotted La Puente $10 million dollars for city-wide improvements, had passed. The bill’s funding will help the city to improve and enhance its community centers, parks, and lighting—spiking the interest of developers, as they are uncovering the city’s reactivity to change.
