OC Register: “Real estate briefly: Old Towne Orange building sells for $4 million; Nick Lehnert, at KTGY honored with Max C. Tipton Award”

San Francisco-based GI Partners has acquired 1733 and 1833 Alton Parkway in Irvine through Data Core L.P., a $500 million fully discretionary core real estate fund managed by GI Partners on behalf of the California State Teachers Retirement System. Terms were not disclosed. The property is leased as a regional headquarters to Rockwell Collins, a defense contractor focused on avionics solutions and information technology systems. Together the buildings represent about 209,000 square feet of office and industrial space. The property, which was substantially renovated in 2015, represents DataCore’s first acquisition in Irvine. CalSTRS and GI Partners created DataCore in 2012 as a core investment vehicle to invest in technology-advantaged real estate in the U.S.

Scott Hook in the Irvine office of CBC (Coldwell Banker Commercial) Advisors Orange County has arranged the $4 million sale of a single-tenant building in the historic plaza of Old Towne Orange. A local, private investor bought the 7,350-square-foot property adjacent to Wells Fargo. Hook represented both the seller and buyer in the transaction. Hook, executive vice president, is the top producing agent in Southern California for CBC Advisors, according to the company. Notably for Old Towne, CBRE Group’s Orange office completed the $4.45 million sale in July of the Swift & Swift building, which is also in the plaza.

PEOPLE ON THE MOVE

Andrea Wachter has been named marketing and transaction coordinator at Stirling Development in Foothill Ranch. She will support the company’s development projects, including Southern California Logistics Centre in Victorville and Ocean Ranch in Oceanside. Her responsibilities will include due diligence, escrow and title coordination for land and property developments, as well as lease coordination for new tenants. Stirling Capital Investments is a joint venture between Stirling Development and Denver-based DCT Industrial Trust Inc. She will also be responsible for marketing and public relations outreach, government and community affairs, and will act as a liaison with brokers, tenants and other strategic partners.

Karen Hoover has joined Brandywine Homes as purchasing director. Previously Hoover was vice president of purchasing for the Olson Co. and also served as the purchasing manager for Meritage Homes in Corona, and vice president of purchasing for MBK Homes in Irvine.

Karen Shakman has joined SVA Architects in Santa Ana as a project manager. Shakman, who has two degrees in architecture and urban planning and industrial design, brings to SVA two decades of experience in commercial, industrial, governmental, health care, retail and food service design. SVA also has offices in Oakland, San Diego, and Honolulu.

MILESTONES

Nick Lehnert, executive director of design strategies at Irvine-based KTGY Architecture + Planning, received the Max C. Tipton Award for marketing excellence. The award was conveyed by the Building Industry Association’s Greater Sales & Marketing Council of Southern California. Lehnert supports the 375-plus person Irvine-based firm by maintaining a leadership role through an aggressive research and development program. He is also active in strategic marketing/branding and business development efforts. Since 1970, the Tipton award has singled out an industry thought leader.

KTGY projects also were recognized at the building industry’s 2016 SoCal Awards program. Eight KTGY-designed communities received either award wins or finalist honors for the architectural design of single-family detached and multifamily for-sale residential communities, home plan and best community feature. The SoCal Awards program honors the best in professional achievement, sales, marketing and design throughout the Southern California home building industry.

Taylor Arnett, acquisitions manager at CapRock Partners, and Brad Schmitt, associate director at Savills Studley, are among 21 young real estate professionals selected to receive the 2016 Developing Leaders Award from NAIOP, a commercial real estate development association. As acquisitions manager with CapRock Partners in Newport Beach, Arnett works to expand its deal pipeline. His experience includes roles with AMC Investments, the Koll Co., and Frazier Capital Valuation. As an associate director with Savills Studley in Irvine, Schmitt provides real estate advice to corporate office users. Schmitt previously worked at CBRE and Vestar Development.
